- We personally view the property with those interested in renting.
Applicants then go through a screening process which involves contacting current and past landlords
and employers. Our final evaluation includes a credit report.
- There is a $20.00 non-refundable credit check fee. We also collect
the Security Deposit (which equals the first months rent) and the first month rent in advance.
- We make annual inspections of the property and recommendations for preventative
maintenance as well as improvements that will increase the rental value as well as the market value.
- Tenants call us directly and we coordinate all repairs that are the responsibility
of the landlord. Most repairs are completed within a 24 hour time period. This helps build tenant
loyalty and maintain the value of the property.
- Collection of Security Deposits and Monthly Rents:
We collect all security deposits and monthly rents, deduct any expenses and send the balance to the property
owner or deposit it into your account.
- Preparation of Monthly and Annual Statements:
We provide detailed monthly and annual statements of income and expenses. This gives a clear picture
of how your investment is performing and makes tax preparation simple.
- Move-In/Move-Out Inspection:
We personally conduct move-in and move-out inspections to ensure there is no damage to your property and to make
deductions from security deposits. Our track record is excellent.
- Response to Tenant Requests:
Tenants call us directly and we coordinate all repairs that are the responsibility of the landlord.
Most problems are given 24 hour service. This builds tenant loyalty and maintains
the value of the property.
- Coordination of Contractors:
For major repairs and renovations we get bids from several contractors in order to keep expenses as low as
possible. Owners are contacted for approval of any repair. We coordinate and schedule
repairs with the tenants and contractors.
